The project proposal of STELM Ltd. aims to improve the energy efficiency and sustainability of the Rocca Resort hotel complex in the village of Glavatartsi, Kardzhali Municipality.The complex includes a hotel section,a restaurant,and villas, operating year-round and offering accommodation,dining,and recreation near the Kardzhali Dam. As a result of intensive use and exposure to weather conditions,part of the existing window joinery is severely worn out—with damaged glazing units,condensation,deformed profiles,and compromised insulation—leading to significant heat losses,uneven indoor temperatures,low sound insulation, and increased energy costs for heating and cooling. The project provides for the replacement of 411 sq.m. of old windows and exterior glazed doors in the hotel section, restaurant, and villas, where the condition is the poorest, with new energy-efficient joinery ensuring better thermal insulation, soundproofing, and comfort. Additionally, the project provides for the replacement of the outdated air-conditioning system in the restaurant with a new, high-efficiency heat pump VRV/VRF direct expansion system. It will ensure more economical and stable heating and cooling, increasing energy efficiency by 30% to 50% compared to the existing installation. The implementation of the project will lead to a significant reduction in energy losses, optimization of electricity consumption, and improved thermal and acoustic comfort for guests.The investments in new joinery and an advanced air-conditioning system will increase the efficiency of heating and cooling,reduce operating costs, and ensure more sustainable and environmentally friendly operation of the complex. The project fully complies with the objectives of the procedure and the “Do No Significant Harm” principle,contributing to the improvement of the energy efficiency of the building stock,reduction of greenhouse gas emissions,and sustainable development of the tourism sector and the regional economy.
